LETTING FAQ's

I am not part of a group. Can I still rent a room at Cable Street?
We are a group of 4 and all the 4 bed flats are reserved?
After signing a lease what happens if I change my mind?

GENERAL

Do we have to unload our cars when we arrive at the start of the lease and make countless trips carrying everything upstairs?
NO! We lay on an army of sherpas for the opening weekend who will have everything in your car inside your bedroom within 10 minutes of your arrival. incoming students and their parents are banned from carrying anything!

Are the utility bills included?
Dealing with the Utility Companies is not easy and can be very frustrating. LPN will therefore be responsible for paying the gas and electricity charges. We will charge every student £50 per term on account and any difference to actual will be added or deducted from your deposit. Each flat will be given an indication as to costs incurred to date in January. Energy costs have risen dramatically recently but we would still hope that the cost is around £3.50 per student per week.

Do we need to pay Council Tax?
No.

Do we need individual TV licences?
No. One licence per flat which LPN buy and add to your rent.

Can we have a BT landline?
Every bedroom and lounge has a telephone socket. If you require a private line please contact BT direct giving your Flat and room number. If a previous student had a line there will be a reconnection charge of £10, which you will have to pay. If the line has never been used before, BT will charge a one-off connection fee of £125, which LPN will pay. REMEMBER, the Dog 'n' Bone system is in every flat so you should not need a BT landline.

How do we get Sky?

All the bedrooms and lounges have been wired for Sky TV and FM Radio through communal satellite dishes in exactly the same way that a Hotel operates. Consequently it is not possible for students to sign up to Sky through Dixon’s or Comet. Dealing with Sky can be even more fustrating than a Utility Company and so we have changed the system for the forthcoming year.

 

If after talking to your flat mates you want Sky, please let us know the programme package you require and your flat number. We will arrange connection, £35 inc Vat, and will pay Sky direct in our name. The total cost will be split between the flat members and added to your rent.

Can I move my bedroom furniture around and put posters up?
Please feel free to move your bedroom furniture around to suit your individual requirements. We don't object to posters but draw the line if you want to redecorate your room. Please let us know if you would like any further or changes of furniture. We can only say no but we usually say yes!

Does LPN provide bedding?
You should provide your own bedding and towels.

Does LPN provide kitchen utensils?
Each kitchen contains a cooker, hob, fridge, freezer, washing machine/dryer, dishwasher, hoover, microwave, iron and ironing board, kettle, toaster, mop and bucket, dust pan and brush, swivel bin, fire extinguisher and fire blanket.

You should provide your own utensils, pots and pans, glasses etc .. and a can/wine bottle opener! Previous students may have left an assortment of goodies from last year.

Can I bring my bike to Cable Street?
There are bike hoops in the Courtyard and a secure bike store opposite the office.

What happens if there is a maintenance problem?
LPN prides itself in responding 24/7 to any problems but that does not extend to changing light bulbs at 3.00 am!

Will I be safe at Cable Street?
All the main stairwells to the flats have secure locks and the whole complex is continuously monitored by 13 CCTV's and an LPN member of staff can be on site within 5 - 10 minutes even if it is the middle of the night.

Can I buy personal belongings insurance?
Unfortunately we cannot obtain a block policy for personal belongings similar to that operated on Campus. If you require cover, you should contact the Students Union on Campus or you may well even be already covered in your parents Household Policy.

Can I park my car at Cable Street?
There are only a handful of spaces in the Courtyard for loading and unloading and parking in the city centre is an absolute nightmare and expensive. We recommend that you either walk across the road and make use of the bus service or bring your bike and keep fit!

LETTING

I am not part of a group. Can I still rent a room at Cable Street?
Yes. Whilst most of the flats are let to groups of 3, 4 or 5 we also retain a number of flats to let to individuals. Wherever we can we always make sure similar minded student are placed in individual flats. For example we would not place post graduates in the same flat as under graduates.

We are a group of 4 and all the 4 bed flats are reserved?
You can book a 5 bedroomed flat and find your additional flat mate at any time even after you have signed your Lease. If you are having problems finding someone for the vacant bedroom let us know straightaway and we will do everything possible to find you a suitable flat mate. You must remember though that all the members of your group would be liable for the rent if in the highly unlikely event a 5th person cannot be found.

After signing a lease what happens if I change my mind?
Whilst the lease is a legally binding document, we understand that unforeseen circumstances do happen. For example, one person in a group may leave University after failing re-sits and then quite obviously would not be taking up their accommodation. The first thing is not to worry, but to notify us straight away. We will try to find a satisfactory solution which will usually involve finding a replacement group or student for the flat. We can only deal with these problems on a case by case basis.

Will I get my deposit back and on time?
Yes, subject to the flat being left in a similar condition to when it was handed over. Unlike some unscrupulous landlords LPN accept that with a group of students living together there will be a reasonable amount of wear and tear. At the end of the Lease we contract clean and carry out any minor repairs to every flat and as long as it does not resemble a nuclear bomb site we will not charge for this.

What if we want a 5 bed flat but are not bothered which one?
No problem, just leave the flat number part of the Flat Reservation Form empty and we will allocate one for you.
